What is Title Insurance?

Title insurance is protection against loss arising from problems connected to the title to your property.

Title insurance is an insurance policy that protects your real estate against risks and insures against loss. When you buy a condominium or house it is customary that a professional review the public records to determine who is the legal owner of the property and what liens, issues or matters, if any, affect the ownership and use of the property. Even a thorough analysis of the public records does not always tell the whole story.

There are two types of title insurance:

  • Lender's Coverage
  • Owner's Coverage

Lenders coverage is mandatory if you are taking a mortgage out on the property. Owners' coverage is optional but highly recommended to protect you, your down payment and any additional equity the property may gain in value over time.

Title insurance will pay for defending against any lawsuit attacking your title, and will either clear up title problems or pay the insured's losses. For a one-time premium, your policy gives you the peace of mind knowing that the investment you've made in your home is forever a safe one.
