Their model is the opposite of the standard real estate tradition of building a team of ten and then opening the doors, rather they start in a new city with one team leader and one agent and according to Morgan, “as lead volume grows, so does the team.” What a novel approach that contradicts the old school burn and turn mentality.

Anthony Longo, founder of the real estate firm CondoDomain, said all 35 units were purchased, and on average, the purchase prices were 74 percent of the developer’s last asking prices.

One of the first major auctions was Folio Boston in 2006, the condominium development on Broad Street in the city’s Financial District that failed to attract buyers until 34 condos sold for $26 million in less than two hours.
“More developers are entertaining the idea of an auction,” said Anthony Longo, CEO of CondoDomain.com, a Boston-based buyer’s agent. “It seems to be gaining traction because an auction is just another marketing tool to get the units sold.”

Boston’s Teflon luxury condo market is showing signs of wear. While sales of condominiums priced $600,000 or more in the downtown increased by 3.4 percent last year - fueled by a sellout of the Mandarin Oriental in the Back Bay - January sales plummeted by nearly 60 percent. Anthony Longo, a buyer’s broker at CondoDomain, said there are lots of buyers attending open houses. But he said they are unsure of the bottom-line price, so they’re making low offers that are rejected by sellers.

Now, don't get me wrong, I am not attacking the industry, commission dollar amounts or high-paid all-star agents (many who are worth every penny). I am simply talking about the percentage-based commission structure."

In each case, the rejected offers were either at or above asking price, said Longo, whose website lists high-end condos for sale in 33 metropolitan markets in the United States and Canada, including Boston.
In early April, Longo got a two-bedroom brownstone unit for $630,000 because he made the offer as soon as it came on the market and then gave the seller just a few hours to accept or reject it.
