Boston Lofts, a growing trend in downtown Boston?

This week there was a ton of action on our Boston Loft pages. Not that it is abnormal, but it seemed to really stand out in our analytics. So what is going on and who is interested in these cool hip Boston Lofts?

The answer: The demographic is all over the place. Of course you have the traditional artist or creative individual who needs that raw open space to live/work in their Boston Loft, but we recently started working with a few clients in a completely different demographic.

One client we have been working with is looking for a blank canvas to create and design his own Boston Loft. He currently lives on the North Shore and is looking to come back into Boston with his wife and create a high energy, light filled living space downtown and possibly start a family…how cool is that. Imagine growing up as a little kid with your family in an ultra cool penthouse loft in downtown Boston!

Also this week we put a Boston Loft under contract at one of our new favorite Boston Lofts 285 Columbus Lofts. These individuals were young professionals in that ‘move up’ buyers category. They really liked 285 Columbus because of that new, high volume feel. 285 Columbus is not like a Fort Point Channel brick and beam traditional Boston loft, but rather a converted office building that had great ceiling height and a developer with a vision to create great spaces with a super luxury feel. Like 360 Newbury, it is a truly a unique feel of luxury condo / loft volume spaces.

285 Columbus Lofts is a new high-end luxury loft development on the Back Bay / South End line. I believe they have approached 30% + sold and they really only opened in January, not that it’s a surprise because Boston Residential Groups 360 Newbury loft units flew off the shelf as well. I Need A Boston Loft

Boston Loft and Luxury Boston Lofts For Sale

Ok, I have been passionately searching the market for one of my clients for the ultimate Boston Loft. We are pretty open to location and parking situation (as long as it is somewhat convenient), however I do need the following.

- Volume and lots of it.
- Bright light and open space
- True loft feel, brick and beam, high ceiling height, etc
- Private outdoor space (roof deck, etc) and lots of it

Ideally, we are looking for approximately 2,000 sq/ft and up. It could be a completely built out 2+ bedroom or a raw space in which we can convert into the ultimate New York style loft condominium. We know the product exists here in Boston, but is very rare to find.

Our price point for this gorgeous Boston Loft would ideally be at or below $1M but would love to hear and see any Boston Loft property that would fit this description.

Trinity Place Condo May Set Record - $15M

Boston’s condo price record - smashed by a blockbuster $14 million sale at the deluxe Mandarin Oriental - is in danger of being broken again.

The entire top floor of the Trinity Place condo tower, a supersized eight-bedroom, eight-bath penthouse, recently hit the market. The asking price: $15 million.

Those thinking of bidding should be well into the multimillionaire category. The condo fees alone are enough to put a quick end to any daydreaming by the less-than-fabulously wealthy. They’re $10,304 a month.

The condo’s asking price was enough to turn the head of John Ford, head of Ford Realty and a veteran downtown and Beacon Hill condo marketer.

 

“If it sold at asking price, it would break a record,” Ford said. “It would raise the bar for Boston and really compete with Manhattan.”

The supersized unit, on the 18th floor of the luxury high-rise that overlooks Copley Square, was created after two top-floor units were combined. Continued…
