Minimum Bids pricing JUST RELEASED for the Broadluxe Auction. To access this information you have to login to the BroadluxeAuction.com website and click on the “Unit Tab” for details and floor plans.

Also what Broadluxe DID NOT have when they first came to market was parking. Broadluxe is now offering deeded parking (valet parking too!). The parking spots are located in the Folio underground garage which is located right across the street - very convenient.

45 Province is a new construction - super luxury - New York style - ultra slick - and soon to be one of the sexiest residential buildings in downtown Boston.  The photo above was taken from the 17th floor.  Ultimately the building will be 31 stories so this is just about the 1/2 way point!  Rumors (which we will confirm) noted that pricing has increased upwards near $1100 - $1200 per/sq/ft.  Boston’s luxury market…unstoppable.

Downtown Crossing Condo Tour Saturday

Over six thousand people live in Downtown Crossing - do you know where?

On Saturday, May 10th from 11:00 AM to 5:00 PM, the Downtown Crossing neighborhood invites the public in to discover the unique spaces, breathtaking views and convenience of living in Downtown Crossing. This self-guided walking tour visits 15 homes, from ultra-modern to historic and from loft to penthouse. Find out where over 6000 people live in Downtown Crossing, and discover their favorite shops and restaurants in the neighborhood.

The tour will stop at occupied condominium units at the Devonshire, Ritz, Tremont on the Common, as well as a model unit of the under construction 45 PROVINCE development, a penthouse at Lafayette Lofts, and lesser known spaces on the ladder streets including Avery Street and Temple Place.

The tour can be accomplished in less than two hours, but visitors should consider making a day of it and exploring Downtown Crossing’s other attractions including historic buildings, restaurants and retailers. Tickets are available in advance for $20 and on the day of the tour for $25 at 520 Washington Street (near the intersection of Washington and West Streets).

Park for $6 while you are at Home Sweet Home. The MCCA Boston Common Garage located on Charles Street just after Boylston Street will charge only $6 for your parking on Saturday, May 10th when a Home Sweet Home tour ticket is presented when leaving.

Ticket Information

Tickets for Home Sweet Home are $20 in advance and $25 at the event on May 10th. To purchase tickets in advance click on the “Buy Now” button at the top of this page.

On May 10th, tickets will be sold at 520 Washington Street (near the intersection of Washington and West Streets). Tickets purchased in advance can also be redeemed in this location.

Boston Condo Tour

boston condo tourA financial planner, retired architect, real estate broker, dental medicine professor and others will open their Boston homes to the public next week to showcase the livability of Downtown Crossing.The Downtown Crossing Association is hosting its first annual home tour of a neighborhood that’s the focus of a city-orchestrated revitalization effort.

The May 10 self-guided walking tour of 15 homes is designed to change public perception that Downtown Crossing - which more than 6,000 people call home and where another 1,000-plus residential units are under development - is just a business district. The DCA and Boston Redevelopment Authority hope to lure more urban dwellers to the area and convince some owners of Class C office space there to convert their properties to residential units.

“One of the growing populations of the Downtown Crossing neighborhood is our resident base,” DCA president Rosemarie Sansone said. “I thought the tour would be an important way for people to begin to look at the neighborhood in a different way and have an opportunity to experience why these residents have chosen to live (there).” Continued…

Ugh The Press

Dont Listen To The PressWith every little bit of good news comes three truck loads of bad news feeding the ever craving negativity of something to talk about! Broadluxe auction - so what…old news. Deb Taylor of link said it best … “There’s no urban pioneering in a soft market,” and when Broadluxe hit the market more than a year ago…thats exactly where we were.  (Hey we produced a video for Broadluxe back in the day..check it out here.)

Now The Modern - c’mon. I mean, really cool project, awesome interiors done by our pal Dennis Duffy, great unit mix, great layouts and even some views but built literally on top of a Shell Station - scary right!

Today’s article in the Globe got me off to a bad start….so to bypass the negativity…they also gave two of my favorite projects some love: The Clarendon (in which we are so proud to have done the very first deal there) and 285 Columbus Lofts. Continue….

The W Boston Hotel and Residences ‘jumps the crane’ last week. This 25 story mixed use project which includes a 235 room hotel, 123 residential condos, retail, restaurant and spa use, and 142 underground parking spaces will be located at the corner of Stuart and Tremont Street. (The actual address will be 100 Stuart Street)

Set to open August 31st 2009, The W Boston Hotel and Residences already has its temporary website up. The Starwood Hotel will be another addition to the growing brand of luxury hotel and condominium “Flags” in downtown Boston. With the Four Seasons Hotel & Residences, Ritz Millennium and the new Residences at the InterContinental, the W Boston Hotel and Residences will round off this growing fad of full service, ultra luxury living in downtown Boston — with a twist.

Like the Condo Hotels listed above, The W Boston Hotel & Residences will be whole-ownership condominiums, unlike what W has done in the past where they are true ‘condo-hotels’ and you need to put your unit in the rental pool and can only stay in your unit X (usually 20-60) days per year. Think of it like..this is a normal condominium that sits right on top of the hotel.
