D Street Cafe Now Open

D Street Cafe Opens

A new restaurant opened in the Seaport District last week. Just when the lunch hour started to become a little too repetitive around the CondoDomain offices, D Street Cafe has entered our lives. This casual eatery will serve grilled burgers, sandwiches, salads, and ice cream and the patio seating will be a great place to go during lunch breaks to catch some rays.
Located on D Street by the South Boston Maritime Park, the restaurant is a seasonal venture that will be operating each year from May-October. D Street Cafe aims to be family-friendly as well as cater to the lunch and after-work crowd, offering live music acts on Thursday evenings. This is great news for the Seaport District!
I plan on heading there for lunch this week so I will keep you posted!

Persephone Now Open For Lunch Fort Point Channel

Persephone the restaurant component of the Achilles Project is now open for lunch!!! The ultra-hip clothing boutique, turned restaurant and lounge after 5pm everyday is now open for lunch. Just steps from our office here…you can tell we are pretty pumped up!

Seaport Square - I am loving that name. Via today’s Boston Herald, John Hynes, master plan developer of the new Boston Waterfront located in the Seaport District of downtown Boston (next to the Moakley Court House, launched his plans & vision for this new Boston neighborhood.

The article…

A sweeping $3 billion redevelopment plan for South Boston’s waterfront includes relocating two harborfront landmarks: The Barking Crab restaurant and a historic fishermen’s chapel.

Developer John Hynes plans to formally unveil his Seaport Square redevelopment plan tonight in a meeting with South Boston residents.

Hynes envisions converting what’s now some 22 acres of windswept parking lots across from the Moakley federal courthouse into a new neighborhood of 5,000 residents. Continued…

Friday, Jess & I went over and toured FP3 and their industrial-lux lofts here in the Seaport District.

Ok…so I know you are wondering…because we were too - So what does FP3 stand for?

F - Fort Point Channel, the neighborhood in which FP3 Lofts sits smack dab in the middle of!

P - Fort Point Channel

3 - The number 3 stands for 3 buildings, because the FP3 loft project is actually made up of 2 existing buildings and one infill piece that is new construction AND…3 additional new floors to the existing structure.

FP3 Lofts

FP3 Lofts is a 92 unit conversion & new construction condominium / loft development here in the Fort Point Channel / Seaport district. Fp3 Lofts is made up of Studios, 1 Beds, 1+ Beds, 2 Beds and some 3 Bed penthouse lofts. The existing part of the building(s) goes up 5 floors and then there is 3 additional floors of new construction, glass curtain wall penthouse style lofts!

Pre-Sales have gobbled up about 40% of the units, so if your interested in FP3, I would get yout butt over there as almost half of the units are gone. (and most of the studios and 1 beds are too!)

barbara lynchThe ground floor to be occupied by Boston All-Star chef and restaurant entrepreneur - Barbara Lynch. Barbara’s most noticeable restaurants include - No. 9 Park, The Butcher Shop and B&G Oyster. Current plans for FP3 is to include 3 Barbara Lynch restaurants covering the entire grownd floor of FP3. They are planning on moving No.9 Park over here and also starting up 2 new concepts. One restaurant to be called “Counter,” which will be more like comfort food, casual, after work and weekend pit stop and the second concept will be called Maraschino (I think) and will be a more hipper late night lounge type establishment. You can see we like food & we like Barbara…ok back to FP3 and the luxury lofts!

So the new floors (floors 6, 7 and 8 ) will have some pretty dramatic views of the skyline and the waterfront. All of these units will have large terraces or roof decks. There are 4 penthouse units that are built out as duplexes and range all the way up to 2,300 sq/ft.

The appliance packages is decent - actually ideal for this project including Fisher Payke & GE appliances. The cabinets are gorgeously done by our favorite - Arclinea.

C of O (Certificate of Occupancy - when you guys can actually move in) is estimated in June / July this summer! The staff over at FP3 are hoping to have 2 real models done very soon (hopefully in May!). These models should be unbelievable. 1 is being done by Hacin+Associates and the other by JFS Designs.

Our favorite (off-plans) pick over at FP3 is unit #603.

This is a 1 Bed +, 969 sq/ft and is priced at $775k (just a hair under $800 per sq/ft). This unit is on the 6th floor which means its brand new construction with great glass & light! Condo fee on this unit is $621 (low low low).

As many of you know we love low condo fee’s! Like some other loft projects in and around town like 360 Newbury & 285 Columbus, the developer worked very hard to keep these condo fees’ very low.

Russia Wharf Boston Waterfront New Development

Strolling the Seaport neighborhood today looking for a good snack for lunch and we ventured across the Fort Point Channel to check out what the latest was with Russia Wharf. This is some of the coolest construction I have seen. As you can see in the photos they are leaving a huge portion of the facade on 2 sides of the building and giong to infil teh rest with a modern glass housing and tower. It is going to be a new landmark building in Boston! Hopefully, we will get some condos up there too!

Other notes: FP3 Lofts seem to be flying away with construction. Residences at the InterContinental glistening in the sunlight today and Fan Pier continues to drive steel!

Weymouth The New Hollywood?

The Boston Herald reports today that more scouting for an East Coast Hollywood continues. We have been very involved with scouting for residential and some commercial real estate since Massachusetts lifted off with its new tax incentives for major motion pictures here.

The Bay State could take a major step toward becoming Hollywood East under a detailed proposal to build a $200 million movie production complex on the South Shore barely 10 miles from Boston.

Seeking to build political support and persuade the state to expand existing tax credits, a team of Hollywood film moguls is flying into the Hub this week for meetings with state lawmakers and the development firm that controls the former naval air station in South Weymouth, industry sources said.

Principals from Culver City Studios, Ray Art Studios and Sunset Gower Studios will make the rounds, detailing Culver City’s plans to build a 30-acre campus- style studio complex complete with sound stages at the former military base. The plan is also expected to include a hotel and other development. Continued…



Boston Gets Props From NYTimes

Boston gets some press from the NYTimes today regarding our new emergence of a once disconnected city to now a whole pie connecting the Waterfront, North End, Seaport to the rest of the city.

In the gloom of winter, it is hard to see potential amid the strips of brown grass and pavement that lie where this city’s hulking elevated highway used to be.

But with the $15 billion construction project known as the Big Dig officially over as of last month, the promised transformation of downtown Boston — not just its traffic patterns but also its look, its feel, its very essence — finally seems within reach.

Expectations are high, and for good reason. The Big Dig drained not only public coffers but also the psyche of Boston as it replaced the traffic-choked highway with sleek tunnels over nearly two decades. The construction forced hellish traffic jams and proved faulty, with the new tunnels springing hundreds of leaks and worse. Four workers died during the construction, and in 2006, concrete ceiling panels in one tunnel collapsed and killed a woman in a car.

Where the highway used to be is now a milelong green space with benches, fountains and fledgling trees ready to welcome pedestrians come spring. Where the highway cut off waterfront neighborhoods from the rest of the city, there is now a clear view to Boston Harbor, the Italian North End, the New England Aquarium and the wharfs that surround it.
