Seaport Square - I am loving that name. Via today’s Boston Herald, John Hynes, master plan developer of the new Boston Waterfront located in the Seaport District of downtown Boston (next to the Moakley Court House, launched his plans & vision for this new Boston neighborhood.

The article…

A sweeping $3 billion redevelopment plan for South Boston’s waterfront includes relocating two harborfront landmarks: The Barking Crab restaurant and a historic fishermen’s chapel.

Developer John Hynes plans to formally unveil his Seaport Square redevelopment plan tonight in a meeting with South Boston residents.

Hynes envisions converting what’s now some 22 acres of windswept parking lots across from the Moakley federal courthouse into a new neighborhood of 5,000 residents. Continued…

North End Condos

North End Condos

The North End is one of Boston’s oldest and most authentic neighborhoods in all of Boston. Lined with tiny streets that on most days you may have a hard time getting a full size SUV down the street, or find yourself curbing it to get around a double parked car - the North End is one of our all time favorite neighborhoods.

I used to live in the North End (well kind of considered the West End) in the Strada 234 condo building. Strada234 a converted luxury rental apartment building to industrial-lux condos was a North End alternative that had an underground parking garage.

If your a city dweller who loves to walk the North End is a great neighborhood for you. If you must have a vehicle there are plenty of parking garages and of course North End resident street parking, although it is a tough place to get a spot…so plan on looking at garage spots if your considering buying a North End Condo.

The North End is mainly comprised of brownstone walk-up apartments from 3-6 stories. North End condos tend to be on the smaller side of living space but all so worth it when you live right inthe middle of it all with some of the best restaurants, cafe’s, pubs and conveniences in the city. Living in the North End also allows you to ‘get out’ of Boston quite easily. With the Big Dig now installed you can easily get on 93 North, 93 South or even the mass pike within a few minutes.

If your looking for a bit more space, or some less urban vistas you can try the waterfront that borders the North End and in my opinion is still the North End as its just on the other side of Commercial Street. Here on the waterfront you have piers that have been outfitted with Wharf building condominiums. Many loft like, but most all of them have much larger living situations.

Some of our favorite wharf buildings are: Battery Wharf, Burroughs Wharf, Lincoln Wharf, & Commercial Wharf.

If you want to live in the thick of it all and need size and luxury The North End does house a few options.

Boston Gets Props From NYTimes

Boston gets some press from the NYTimes today regarding our new emergence of a once disconnected city to now a whole pie connecting the Waterfront, North End, Seaport to the rest of the city.

In the gloom of winter, it is hard to see potential amid the strips of brown grass and pavement that lie where this city’s hulking elevated highway used to be.

But with the $15 billion construction project known as the Big Dig officially over as of last month, the promised transformation of downtown Boston — not just its traffic patterns but also its look, its feel, its very essence — finally seems within reach.

Expectations are high, and for good reason. The Big Dig drained not only public coffers but also the psyche of Boston as it replaced the traffic-choked highway with sleek tunnels over nearly two decades. The construction forced hellish traffic jams and proved faulty, with the new tunnels springing hundreds of leaks and worse. Four workers died during the construction, and in 2006, concrete ceiling panels in one tunnel collapsed and killed a woman in a car.

Where the highway used to be is now a milelong green space with benches, fountains and fledgling trees ready to welcome pedestrians come spring. Where the highway cut off waterfront neighborhoods from the rest of the city, there is now a clear view to Boston Harbor, the Italian North End, the New England Aquarium and the wharfs that surround it. I Need A Boston Loft

Ok, I have been passionately searching the market for one of my clients for the ultimate Boston Loft. We are pretty open to location and parking situation (as long as it is somewhat convenient), however I do need the following.

- Volume and lots of it.
- Bright light and open space
- True loft feel, brick and beam, high ceiling height, etc
- Private outdoor space (roof deck, etc) and lots of it

Ideally, we are looking for approximately 2,000 sq/ft and up. It could be a completely built out 2+ bedroom or a raw space in which we can convert into the ultimate New York style loft condominium. We know the product exists here in Boston, but is very rare to find.

Harbor Towers and its $76M assessment!

Harbor Towers, Assessment, Boston Condo, LuxuryResidents of Harbor Towers, the Brutalist-era condominium building with some of the city’s best views of Boston Harbor, are close to coming up with the $76 million assessment to fund badly-need maintenance.

So far, about about $68 million — 89 percent of the total — has been collected from residents, according to Bill Packard, a Coldwell Banker agent in downtown Boston who owns a rental property in the building. Payments were due Nov. 29. Individual unit fees range from ranging from $70,000 to a budget-busting $400,000.
“It’s probably the largest building assessment on record, in Boston at least,” said Packard.

As for the 11 percent outstanding? Those residents will be charged 1 percent penalty per month and will be forced into foreclosure proceedings if they fail to respond within 60 days.

Trustees are said to be dealing with hardship cases, and some residents have been able to work out payment plans. Continued…
