Our pals over at Redfin got a few new Boston Listings for sale! Congrats guys!

If you don’t know Redfin, they are one of the first web-based real estate brokerages here in the U.S and have been tearing it up ever since. A very similar concept to ours here at CondoDomain but they do sell side or listings too where at CondoDomain we just work with buyers.

Anyway - we are big fans or Redfin and have always considered ourselves allies in the industry.

Longwood Towers Another Hiccup (Brookline)

The halfway successful Longwood Towers will hit the auction block (for developers).

** Note this is not an auction for individuals to come and bid on units.  This auctions is for an investment group and or developer to come in and reposition the product for what the market is asking for. **

Radco Co’s out of Atlanta, GA who bought the landmark building back in 2005 may have bit off a little too much. I had consulted on this with local Miami developer Crescent Heights in which I believe the building should have been purchased for some 10%+ less than Radco paid…launching this project on the wrong foot.

However, the development has done fairly well with the local medical community in the Longwood area….its just too many units at that price point right now. Its a beautiful project and well worth it…however, this auctions should pose to put Longwood Towers in a much better position to restructure this deal.

The foreclosure auction, at which 196 units in the Brookline development will be sold as a single block, is the largest of its kind to date during the current real estate market downturn.

The lender, New York-based iStar Financial, plans to bid on the property at the auction through a subsidiary. If successful, the firm would then complete renovation work on Longwood’s three residential high-rises, the company said in a statement, where units are priced anywhere from the low $300,000 range to $1.5 million.

Longwood Towers: We Like It! (Brookline)

Longwood Towers a new condominium development which began selling units a little more than 2 years ago is just about to wrap up their first tower (phase 1). We took a tour of the newly “taken over” Longwood Towers today and we must say….we were quite impressed and sales were stronger than anticipated as well.

Longwood Towers Condominiums sit in beautiful Brookline, MA. The property sits right behind the Longwood Medial Area where thousands of medical professionals poor in on a daily basis.

Longwood Towers represents a rare, one-of-a-kind asset that blends irreplaceable architecture - complete with gargoyles, turrets, and cupolas - with today’s modern amenities and features. The property consists of 271 condominiums in three cross-shaped towers with garage parking and a grand lounge entrance. This magnificent structure was built in 1926, renovated in 1993 and again, beginning in 2005. Tower 2 (53 units) - originally had 73 units but the development team has acknowledged teh need for larger more luxurious spacious units and has combined a bunch so the entire building only has 53 condos now.

Tower 3 (93 units) - This entire building is being re-pointed (fixing the exterior appearance) and is due t hi the mark in 2009. Should be an even more luxurious building than the other two…just raising the property value for this historically gorgeous property!
