RaiCoh Partners is currently developing the former Meisel Press Building located at 944 Dorchester Avenue in the Boston neighborhood of Dorchester in to a 59 unit loft development. After successfully permitting the project through a rigorous neighborhood review board as well as steering the project through the Boston Redevelopment Authority (“BRA”) large project review and the Boston Zoning Board of Appeals RaiCoh teamed with R&R Realty who is providing equity financing.

Construction started in March of 2007 and is anticipated to be completed in June 2008. Construction includes renovation of an existing structure as well as the new construction of an underground parking garage and two new wings bringing the total project size to approximately 72,000 square feet.

I believe Coldwell Banker New Homes Division is doing the sales and marketing but I will confirm back on that shortly.

Carruth Cuts Prices

A high-powered developer looking to bring the uptown condo experience down to Dorchester is slashing its prices in a bid to bring in buyers to this luxury condo development called The Carruth.

Trinity Financial is putting the finishing touches on an ambitious project that is redeveloping an entire block near the Ashmont T station into a mix of trendy eateries and shops, high-end condos and affordable apartments.

But with deals for only two of its 46 condos, Trinity Financial is knocking down the prices at the new Carruth, in some cases by as much as $70,000.

The project’s 46 condos will now range in price from $219,000 to $399,000. Previously, the project’s most expensive units approached the $500,000 range.

The Carruth’s 70 apartments, priced between $900 and $1,100 a month, are all rented. A restaurant and a bank that features an expresso bar are some of the retail attractions in the works.

Trinity is hoping to attract buyers with more than the lure of lower condo prices. The developers say the project, built next door to a major Red Line station, will appeal to buyers looking to ditch their cars amid rising gas prices.

“With gas prices heading up over $4 a gallon, people are looking to public transportation,” Goldenfarb said. “People are really looking for a new way of living.”

A few weeks back we noted we had a little secret about an upcoming new condo development in Dorchester which we thought was a winner…..well here it is…

We got to tour School House at Lower Mills with Developer Vin Norton from Urban Captial Partners. School House at Lower Mills is an all new condo development located in the Lower Mills part of Dorchester right on the Milton Line. School House at Lower Mills is priced from 239 to 340K. The condo buildings are a low-rise condo at 4 stories and include a total of 62 units.
HISTORY
School House at Lower Mills was founded in 1856; modern day housed the Knights of Columbus until Stop and Shop Acquired property. Stop and Shop tried to set up mega store but neighborhood resistance prevented this and Shaws eventually acquired the land. After years of negotiation Urban Capital Partners acquired the land and permitted this great new condo development in a great residential neighborhood in Dorchester.
PARKING
All units at School House at Lower Mills in Dorchester include 1 outside spot per unit. There are 20 additional spots in underground garage that are for sale for an additional price. Pricing on parking at Schoolhouse at Lower mills will be approximately $12k to 15k.

Unit SPECS
3 Color finishes available. All contingency construction funds rolled back into units due to ease of build. $600K upgraded to gas, new counter tops, Washer and Dryer in each unit. Each Unit has its own water heater that serves as both water heat source and heating and cooling system for each unit. Condo Fee will come in at the $250ish range. The Lower Mills neighborhood is a quaint area right on the Milton line. Cool coffee shop 5 min walk away, Flat Black Coffee house.
