RaiCoh Partners is currently developing the former Meisel Press Building located at 944 Dorchester Avenue in the Boston neighborhood of Dorchester in to a 59 unit loft development. After successfully permitting the project through a rigorous neighborhood review board as well as steering the project through the Boston Redevelopment Authority (“BRA”) large project review and the Boston Zoning Board of Appeals RaiCoh teamed with R&R Realty who is providing equity financing.
Construction started in March of 2007 and is anticipated to be completed in June 2008. Construction includes renovation of an existing structure as well as the new construction of an underground parking garage and two new wings bringing the total project size to approximately 72,000 square feet.
I believe Coldwell Banker New Homes Division is doing the sales and marketing but I will confirm back on that shortly.

There is one thing I can say for sure about Dorchester - the folks have soul. I’ve been interacting with various youth from that area and my sister-in law did a lot of public health work there as well. It is a part of Boston, similar to my thoughts about JP, that provides an open space to bring in the old New England traditions with the new and open ways of living and being in the postmodern era. This property looks awesome, and I look forward to mentioning it to some colleagues who are Dorchester fans and looking!
Interesting, however, since these lofts seem “nice nice” I wonder how the local peeps felt about this project. Always a controversy, never easy to discuss.

Okay, so this is when I know I have not lived in Boston very long! DOT? That must mean Dorchester? Did not know it had a nickname? Like JP is Jamaica Plain or actually Just Perfect …for me

Then again, DOT can just mean that I spot on about this town, about its soul, about its potential for growth. Sweet deal.
I shall visit soon…I am sure we can hang and learn about each other’s neighborhoods…
But JP is still JUST PERFECT for me

Cool! Just learned something new about Boston! Never knew: This is from Wiki, I think. Will have to check out the Malibu Beach for sure - that’s my cup of tea!

houses ranging from ugly, worn-down tripple-deckers to beautiful Victorian mansions (no other word for ‘em). Take a short drive in
one direction and you’re in one of the roughest parts of Boston. An equidistant drive in another direction puts you in some of the most
desirable real estate in Boston (South Boston or the South End).
Hello! I have actually been to the DNA LOfts building and must say it is pretty cool. The light in unbelievable and the developers seem to have put a lot of thought in the details. I have been searching around for a new home and what I have found in South Boston and the South End is far from what I saw in this building in Dorchester. I think DOT will be the IT spot in the next couple of years because southie and the south end are just not affordable. There is an abysmal difference between what you get for the money at DNA lofts versus other properties. Plus, I’ve been hanging out in the area and they are opening some cool restaurants and little shops. I live in the back bay now and generally go out for dinner in the south end. It takes me the same amount of time to get from back bay to the south end than it does from dorchester to the south end….
I love this building and can’t wait to see it finished to get serious about buying. I think it will be cool to grow with the neighborhood.

To my knowledge they have not sold one unit as of August and they have 70 units to sell. They are dreaming in terms on the pricing structure in that the developers feel they can sell these for $380- 400 per sq foot. Good luck. They are lofts but let’s keep perspective, its Dorchester, and contrary to some opinions, Dorchester is regressing not progressing. Take a drive down Dot Ave and the businesses some it up.
There are a total of 60 loft condominiums in the building and most of them have a unique floor plan. Prices at DNA Lofts start in the mid $200,000 range with a good inventory of units under $350,000 and into the $400,000s for the premium units, all with parking.
Compare to any new building within a mile radius with this quality of construction, ease of access to public transportation and all the other ammenities and you are stil looking at a good deal.
As far as Northern Dorchester goes, I have lived here with my family for the past 5 years and have noticed great improvements in the neighborhood. We are just a few blocks from Southie and the South End at a much better value.
