		<description>All in all a good report with good data.  I think it's important not to be swayed by the averages - while overall volume decreased, average and median price increased; probably due to the increased weighting of(and premium paid for) larger luxury units. 

When you look at the breakdown for 1 and 2-BR units, the median prices were flat or in decline for the last few years.</description>
